Construction documents are used by a project owner (designer’s client) in obtaining overall project bids, which are project cost estimates, from contractors and are later on used by contractors to obtain price quotes from subcontractors.Completion. The final phase of the construction process is known as the completion stage, and it readies the building for occupancy. As Built Plans After a facility or project is completed, the architect and contractor prepare a set of plans known as the “as built plans.Construction “Contract Documents” are the written documents that define the roles, responsibilities, and “Work” under the construction Contract, and are legally-binding on the parties (Owner and Contractor).Contract Documents—Those items so designated in the Agreement, and which together comprise the Contract.Footings are an important part of foundation construction. They are typically made of concrete with rebar reinforcement that has been poured into an excavated trench. The purpose of footings is to support the foundation and prevent settling. Footings are especially important in areas with troublesome soils.The construction phase is the period during which the contractor (or principal contractor where more than one contractor on site at any one time) takes control of the construction site to carry out the pathworks. When the works are complete, the contractor (or principal contractor) hands the site back to you.The post-construction phase of a project is a process in itself, consisting of contract administration processes and the completion of any remaining work. This stage is often referred to as the closeout process and has its own set of milestones: Substantial Completion.
